Hello and Welcome to Ute Pass Ranch. Our community is located in the beautiful San Juan Mountains, northeast of the town of Durango and only 10 minutes from downtown. Residents here enjoy the quiet and serene setting of Ute Pass Ranch, its clean environment and the undisturbed wildlife passing through the neighborhood on occasion
In 2002, a Homeowners’ Association was created for Ute Pass Ranch (“UPRHOA”). Ute Pass Ranch is a single-family residential community consisting of 67 Lot/Homeowners, Open Spaces, a maintained Pond, a meadow, numerous trails and a “barn” functioning as a community center. There are also approximately 1.5 miles of paved roadways.
Annual Homeowner Meetings are held each year to elect a Board of Directors. And any UPRHOA member is eligible to hold a position on the Board. At the Annual Meeting, the Board also discusses ongoing projects, reviews financial documents and presents the annual budget for ratification.
Additional committee concerns are addressed as needed or other homeowner concerns. Members are also encouraged to sign-up for other miscellaneous HOA five committees: All Board and Committee members are unpaid volunteers and spend personal time working to ensure that the HOA is functioning in a manner that benefits all homeowners and their families.
Whether you currently live here or are considering relocating to Ute Pass Ranch, there are several documents--“Official Governing Documents”--posted on this website containing useful information to help you understand and familiarize yourself with various policies, procedures and finances of the Homeowners’ Association.
